CONSULTATION REPORT

Some simple cosmetic changes will greatly broaden the buying audience to help attract families who see the charm of this classic home and confirm to them that it is worthy of a top dollar offer.

IMPROVE CURB APPEAL

There are plenty of buyers who are looking for classic homes in this sought-after neighborhood. Updating the exterior paint scheme will give you an added advantage when negotiating a suitable deal in a market that has been slowing down. Buyers will already be trying to decide if they really want a house that comes with steep steps so presenting the best first impression possible is important.

Add Color to Dormers

The deeper trim color gives some added interest to the upper dormers.

More Complex Color Scheme

Adding a punch of color at the door would give the house a more upscale feel while keeping with a paint scheme that would have been appropriate for this Tudor Revival-style home is important.

Kitchen

Coordinate Cupboards with Built-ins

Cabinets in a natural cherry similar in color to the existing cabinets in the adjoining family room with shaker-style cabinet doors would make a big difference.

Granite Counters

I suggest upgrading to granite counters in a stone such as golden toned stone that would coordinate with the slate in the fireplace. Your island is fairly large so I suggest a slab that would have plenty of movement in it (high variation).

Paint One Continuous Color

Paint is the quickest and most economical way to give the house a more high end appearance which will help buyers justify a higher price point. The current paint scheme divides the rooms rather than visually joins the kitchen to the family room and unfortunately, the two colors do not appear quite rich enough for the space. The peachy walls in the family room simply overpower the fantastic stone fireplace and fights a bit with the orangy tone in the wood shelving.

I suggest the kitchen and family room be painted all the same color rich khaki color including the dropped part of the ceiling in the kitchen.

Tobacco Accent Wall

An accent wall in a tobacco green would really set off the existing leather sofa and be a great backdrop for the metal sculpture if added on the small wall directly above the fireplace.

Coordinate Adjoining Office Area

Making the colors and finishes extend into this office area will make the entire main floor feel larger and updated. This is a great renovated floor plan compared to other, more original floor plans in the area. Extending the colors will show off the improved flow of the house.

STRIP WALLPAPER & PAINT

The wallpaper in the house is what is giving it a dated feel. I suggest it be either painted over using an oil-based primer or stripped then painted with more updated paint colors.

Master Bedroom        Benjamin Moore Decatur Buff HC-38
Upstairs Hallway Benjamin Moore Powell Buff HC-35
Window Seat Bedroom  Benjamin Moore Beacon Gray 2128-60

RECARPET MASTER BEDROOM

I suggest having the master bedroom re-carpeted to match the adjacent hallway that was just added. The more neutral caramel tone will give a better sense of flow to the house and make the master look more upscale.

UPDATE MAIN FLOOR POWDER ROOM

I suggest removing the long countertop and replacing it with a freestanding vanity such as this one available at Costco:

New Overhead Light

Something simple like this one would be in keeping with the charm of the house:

New Mirror

A pivoting mirror like this one from Home Depot Greenwich Collection would look more in keeping with an older home.

As an alternative, you could simply put in a nice pedestal sink and a standing shelf unit:

TILE MASTERBATH SHOWER STALL

I suggest taking out the plastic shower stall and using a coordinating tile to what you just used on the flooring. The tile running all the way up the wall would give the modest size bathroom a big drama feel. I also suggest putting in a seamless shower door to make the stall appear larger.
